JOB SUMMARY: The Maintenance Superintendent performs a variety of work tasks in public facilities, parks, trails, open space, trees and construction maintenance management. The position oversees the administration and supervision of contracts for maintenance of public improvement projects such as streets, storm drains, traffic signals, street lights, parks, trails, open space, trees and public buildings, and directly supervises maintenance contractors and maintenance workers in completing such tasks/projects. Some of the duties include but are not limited to: enforces performance standards in maintenance contracts; schedules contract services for development, maintenance and repair of landscaped areas, parks trails and open space, trees, playgrounds and public facilities; prepares specifications for contract services, negotiates and prepares contract agreements; prepares routine City Council Staff Reports; interacts with the public on a wide variety of maintenance activities; attends evening meetings with residents and others regarding technical maintenance issues; coordinates and conducts emergency response to daily, and after-hours activities; plans, coordinates and reviews all building, street, parks, trails, open space, trees and landscape maintenance activities; researches, prepares and presents detailed technical reports on maintenance engineering related subjects; makes field visits to verify conditions; confers with other City officials to verify research and develop recommendations; provide staff support to citizen advisory boards and committees; and perform other related duties as assigned.

REQUIREMENTS: Bachelor’s Degree in construction management, civil engineering or a closely related field from an accredited college or university. Relevant experience may be substituted for the required education on a year-for-year basis AND a minimum of five years of increasingly responsible administrative and supervisory experience in project management, contract administration/management and after-construction maintenance as it relates to street maintenance, buildings, parks, trails, open space, trees, and landscaping.

EVALUATION AND SELECTION FACTORS: Factors which may be evaluated in the selection process include knowledge of: contract administration, project management, construction management and methods of supervision; understanding related technical maintenance principles and techniques, including materials, equipment and supplies used in the construction and maintenance of streets, traffic control devices, parks trails and open space, trees, landscaped areas, buildings and other municipal facilities and infrastructure. The ability to: administer a wide variety of maintenance contracts; enforce performance standards in maintenance contracts; plan, organize, schedule, assign and direct the work of others; independently review maps and plans to determine specific conformance with maintenance engineering standards and federal, state and City requirements and respond or prepare routine correspondence to residents. Additionally, must be able to communicate effectively both orally and in writing; read, interpret and understand procedures; use a personal computer; work cooperatively with other departments, City officials, and outside agencies. Exercise judgment, initiative, tact, courtesy and discretion in dealing with confidential or sensitive matters.
